Yes I totally agree.

The aim is trying to SKYROCKET mt productivity whilst spending less time at the office… hope it works out like I plan!

You need to get this choice right. It is no good later on wishing you had gone for the other choice.
The other danger is feeling once you have an office you have exchanged your freedom for a job again. However it does give you a definite break. When you are at home your off duty. When you are at work you can concentrate and get the work done.
